Contract Administration (CA)

Acting as the Contract Administrator under traditional forms of contracts, or as part of the Employer’s Agent role under a Design and Build contract, we advise on contract options, negotiate fair and reasonable terms and manage the execution of the building contract between the employer and the contractor. Our approach in administering the contract during the construction phase through to the end of the defect rectification period ensures both parties are treated fairly.

Employer's Agent (EA)

Acting as Employer’s Agent (EA) under Design and Build forms of contract we are appointed by our clients to guide, represent and support their interests pre and post contract.

Procurement

Procurement strategies and techniques are critical in reducing commercial exposure. We actively recognise inherent risk, site and building restrictions and design complexity and actively advise our clients on the most appropriate procurement route and choice of contract.

Relocation Management

Working with trusted partners we offer full relocation management services. As well as managing the move, our team also support furniture procurement, internet and telephone connectivity, audio visual design and installation. 

We provide a complementary cost management service working collaboratively with the client and wider team to drive value throughout each stage of the project, reporting in a clear and succinct manner. We do this by:

Feasibility Stage Cost Estimates

We help identify a development’s viability by drawing on market data, industry knowledge and collaboration with other professionals. This enables us to produce all-encompassing and succinct Magnitude of Cost Estimates (MoCE’s) that can inform the overall development budget.

Design Stage Cost Estimates

We actively engage with the team throughout the design stages, highlighting opportunities for alternative design that may afford best value. We ‘market test’ key components as the design emerges and allocate sufficient contingency and design risk allowances to ensure our Detailed Cost Estimates (DCE’s) are accurate and dependable.

Construction Stage Cost Management

Our number one objective is to manage the delivery of the project within the approved construction phase budget. We fully engage with the contractor team, agree and implement clear change control systems and negotiate best value from any construction stage changes.

Bespoke Cost Advice

We support our building surveying services by providing cost data for schedules of dilapidations, remedying specific property defects and providing accurate cost forecasting for planned preventative maintenance (PPM) schedules

Through our affiliation with Optima Property Consultants we are able to offer a flexible Client Representative Role to lead and manage all aspects of property development, from inception, land assembly, negotiation of Development Funding Agreements and assistance on lease negotiations through to design, town planning and management of the professional team. Fusing commercial awareness and technical ability we act as a seamless extension to the Client Team to manage risk and maximise value.

We support occupiers entering into an agreement for development or an agreement for lease prior to construction. Alongside the legal team we assist in the negotiation of technical and commercial terms. We provide regular, in-depth reporting focused on risk; design and specification; statutory compliance; programme and build quality matters.

As Chartered Building Surveyors, we support our clients by offering traditional surveying services including freehold and leasehold acquisition surveys; agreement for lease and development agreement negotiations; preparing and negotiating schedules of dilapidations; acting as Party Wall surveyors; preparing schedules of condition and assisting with neighbourly disputes.

We work collaboratively with our clients to assess the commercial and technical viability of schemes. Working alongside design and planning partners, we provide technical, cost, programme, and risk advice, all reported in a succinct and clear format.

We help clients ‘mind the gap’ by offering practical and commercial advice on sustainability within the built environment, striving for more than the targets that are embedded in policy and regulation. We introduce our clients to sustainability consultants, help our clients formulate project-specific sustainable briefs and ensure they are implemented throughout the project life cycle.
